+ Will you sell ZN BYTY apartments?

The long-term objective of ZN BYTY s.r.o. is not to sell its properties but rather to continue investing in its improvement to increase the quality of the portfolio.

+ What repairs will you make?

In the long term, our company has been trying to invest in the entire managed portfolio based on the priority of repairs.

+ I found myself in a difficult financial situation. What should I do?

If you find yourself in a difficult financial situation or if you are already late in paying rent, contact the ZN BYTY s.r.o. office immediately at: +420 727 823 813, and we will try to find a solution of your situation.

+ Where and how can I choose a flat?

The offer of vacant flats can be found on our website at www.znbyty.cz. If you are interested in renting a unit, please contact us using the request form on the website, on the FB page of ZN BYTY, by phone at +420 728 519 167 or by e-mail at info@znbyty.cz.

+ Will I have to pay any fees before signing a contract?

Yes, you will. When you sign the contract, we will ask you for:

  • An administrative fee.
  • A refundable security deposit of up to twice the monthly rent.
  • Payment of the first rent, including advances for housing-related services.

+ What do monthly advance payment consist of?

Monthly advances consist, for example, of payments for hot and cold water, heat, chimney maintenance, cleaning and lighting of common areas and use of the common TV antenna.

Monthly rent and advance payments for services can be paid:

  • By bank transfer.
  • In cash at the Česká spořitelna bank.
  • By SIPO direct payment.

+ Can I sign an indefinite contract?

We definitely prefer long-term housing. If everything is in order, there is nothing to worry about. We will be happy to continue renewing your contract year after year (albeit for a definite period of time) with an annual amendment.

+ Do you provide inexpensive social housing?

We are constantly investing in our entire portfolio and our vision is to enhance the living of our tenants. We focus on comprehensive and quality services and therefore do not wish to pursue a strategy of cheap social housing.

+ What type of rental properties do you own?

We own residential units and commercial spaces. We rent housing units of various sizes and layouts, from popular 1+1 flats to family houses with 4+1 layouts. Our properties are located all over Znojmo, not only in the historical centre or in the popular housing estate, but also on the quiet outskirts of the town.

+ Who is eligible for a housing allowance?

The tenant of the flat with their registered permanent residence at this address is entitled to the benefit.

+ For whom is the housing allowance intended?

Families or individuals with low incomes used to cover housing costs. Parental and child benefits are also considered income.

+ Who qualifies?

If the cost of housing is more than 30% of the income of all household members and, at the same time, it is 30% lower than so-called normative costs stipulated by the Act on State Social Support. The cost of housing paid in the previous calendar quarter shall be taken into account in calculating the amount of the housing allowance. + What do normative housing costs mean?

These are used to determine the maximum amount of the housing allowance. They express statutory average housing costs in relation to the size of the municipality and the number of household members. For rental housing, the price of services and energy, including the amount for rent, are included.

+ Which housing costs are considered in the housing allowance application?

All housing costs (including rent and payments for services related to the use of the apartment and for utilities) paid in the previous calendar quarter are considered.

+ How are late payments handled?

If a tenant fails to pay the rent and payments for services connected with the use of the flat properly and on time, the amount of the housing allowance may be reduced or entitlement to this benefit will end completely.

+ Which income is assessed in the application for the housing allowance?

All income of jointly assessed persons, i.e. those residing in the relevant flat, is considered.

+ Where and how to apply for a housing allowance?

Applications are processed by the Labour Office of the Czech Republic – Departments of Non-Insurance Social Benefits, based on the applicant's permanent place of residence.

Office hours:

Mon. and Wed. 8 a.m. – 5 p.m.

Tues. and Wed. 8 a.m. – 11 a.m.

+ Which documents need to be submitted in the housing allowance application?

  • Identity cards of all persons assessed jointly and birth certificates of children.
  • Valid lease contract and valid registration sheet.
  • Housing allowance application.
  • Evidence of the quarterly income of all persons assessed jointly.
  • Proof of housing costs.
  • Documents on remitted payments related to the use of the flat (SIPO, receipts, account statements),e.g. alimony documentation, confirmation of study, etc.

+ What are the conditions for sending housing benefits directly to the landlord's bank account?

If you are receiving housing benefits, it is possible to ask the Labour Office to send these benefits directly to the landlord's bank account. When applying for any of the benefits, please specify:

  • The bank account number of ZN BYTY s.r.o. (stated in the lease).
  • Variable symbol, which is the system number of the residential/commercial unit (also stated in the lease agreement).

It is always necessary to give both details and pay attention so that funds can be properly credited to your payment account. Payments are difficult to identify if the variable symbol (system number) is not specified.

This method of rent payment is more economical for the recipient of the benefit (no fees are charged on the outgoing payment) and the period from granting the benefit to crediting the lessee's payment account is reduced.
